    REFIN GmbH Announces the Start of Construction for the Sunset Glass Tower – A Landmark Luxury Tennis Residence in Koh Samui

    REFIN GmbH is pleased to announce the beginning of construction on the Sunset Glass Tower, an architectural statement project overlooking the west coast of Koh Samui. Designed as a rare blend of panoramic luxury living and a high-performance tennis experience, the development is set to become one of the island’s most distinctive boutique residential concepts.

    Located on an elevated hillside with unobstructed million-dollar views across the Ang Thong Marine National Park, the Sunset Glass Tower features floor-to-ceiling glazing, expansive sunset terraces, and an elevated living experience centered around space, privacy, and uninterrupted horizon lines.

    At the heart of the project lies a fully integrated all-weather tennis court, designed for year-round play with professional lighting and extended daily usability. This element transforms the residence into one of Thailand’s most exclusive luxury tennis retreats, offering guests and residents the conditions of a five-star training environment.

    Alongside the tennis facilities, the project includes a 16-meter infinity pool, a panoramic gym, a private sauna, and dedicated spa pavilions — forming a complete lifestyle setting that combines sport, wellness, and high-end living in one unified concept.

    The building accommodates three private residences, each envisioned as a spacious retreat for families or groups of athletes seeking both privacy and access to world-class facilities. With generous indoor–outdoor living areas, the residences are designed to elevate the experience of both seasonal guests and long-term residents.

    Construction preparations are now underway, with REFIN GmbH currently evaluating construction partners and structural engineering concepts. The Sunset Glass Tower is positioned as a flagship development in Koh Samui’s emerging luxury lifestyle market, combining architectural transparency, island nature, and exceptional sporting infrastructure.

    In today’s dynamic environment, portfolio management has become both a science and an art. Every asset class moves in cycles — equities rise and fall, real estate markets expand and contract, and currencies shift in unpredictable ways.

    The real challenge is therefore to maintain a consistent, balanced portfolio that delivers sustainable returns while avoiding excessive risk.

    At REFIN, we accept that a net yield of 3% after inflation already represents a strong performance in a global low-return environment. Our philosophy follows the timeless principle: risk reduction inevitably limits yield — but long-term stability creates true value.

    Our Strategic Approach

    Our portfolio is intentionally real-estate heavy, based on the conviction that property, when internationally diversified and carefully managed, remains one of the most resilient asset classes. Demand shifts between regions, but value persists in quality.

    • Vienna, despite current economic headwinds in Austria and across parts of Europe, will always remain Vienna — a cultural and architectural capital with limited prime supply. Properly managed assets in the city represent one of the most stable long-term stores of value.
    • In contrast, markets such as Koh Samui, Thailand, operate with low leverage and high equity ratios. Every villa is built with cash, not speculation. This structure creates a fundamentally healthier real-estate environment and allows for attractive rental yields on well-positioned properties.

    Each investment must therefore meet our return criteria while fitting into a coherent, diversified structure. Over time, the portfolio will expand beyond property into select commercial operations — cafés, studios, and service businesses — that generate consistent 5–10% yields within the group.

    The Long-Term Vision

    Our medium-term objective is to consolidate these holdings under the REFIN Group and establish a transparent, investable structure that could, in time, qualify for public listing — whether through a Canadian exchange or a free-market platform.

    By listing, we would offer investors participation in a professionally managed, real-asset-backed portfolio.

    The logic is simple: when you buy a single private business, you pay roughly 3× earnings. When that same structure is listed and transparent, it can trade at 10× earnings or more.

    This is the multiplier effect that motivates our long-term architecture — not speculation, but strategic consolidation and professional management.

    Our goal is not to chase volatility but to build value through structure, discipline, and time.

    As we enter a new chapter with REFIN, I am once again taking on the exciting task of building a diversified investment portfolio — this time in the interest of our shareholders and with a new strategic mindset and spirit that reflects the evolving future ahead of us, shaped by innovation, technology, and AI.

    Our goal is to develop a sustainable, multi-sector portfolio, representing both economic foresight and a refined lifestyle philosophy.

    Over the coming years, the evolution of our company and its corporate identity will naturally take shape. Our guiding principle is long-term value creation through quality, resilience, and independence.

    In a world of hidden inflation, market distortions, and rapid technological change, portfolio management has become a greater challenge than ever before. Real-estate markets fluctuate, affordability is shrinking, and global economic signals call for careful, forward-looking diversification.

    We believe that true wealth preservation — and ultimately wealth growth — can only be achieved through strategic, long-term positioning in the right trends.

    Therefore, our approach is based on flexibility, independence, and selective excellence — investing in multiple well-defined and high-quality assets rather than broad speculation. The key will be to maintain balance, select the right partners, and build a capable team aligned with our vision.

    Our Agenda 2040 defines a 15-year horizon for portfolio growth, focusing on stability, innovation, and tangible value creation. We pursue a balanced mix of:

    • Luxury Properties — timeless real estate in the top 10 % of global locations, ensuring long-term demand and value retention.
    • Commercial Properties — essential service spaces such as cafés, therapy studios, and wellness facilities with consistent local demand.
    • Hospitality & Airbnb Assets — boutique properties in prime locations, offering steady returns through experiential stays.
    • Start-Ups & Innovation Ventures — selective participation in scalable companies with technological or lifestyle synergies, including projects such as Simple Software and others within the REFIN ecosystem.

    This is not a race for quick profit. It is a deliberate, thoughtful journey of building something lasting — an ecosystem of value, creativity, and integrity.
